Yes. Solar Property Bali manages the owner-side process and supervises daily operators. Ateyero, formerly Vsemdom, is one of the operating partners used for day-to-day villa management.

What areas in Bali does the research cover?

Research covers major villa markets including Canggu, Seminyak, Ubud, Uluwatu, Sanur, Jimbaran, Nusa Dua and Kuta.

Who manages villas operationally now?

Solar assigns and supervises the daily operator for each property. The agreement, guest-payment flow, expense approvals and owner reports are confirmed in writing before launch.

What can Solar help with now?

Solar can help with Bali villa investment research, leasehold due diligence, rental strategy, OTA economics and historical performance analysis.

Should I request a current owner statement?

Yes. Before appointing any operator, request a current owner statement sample, contract terms, termination clause and maintenance approval process.

Does Solar send current owner reports?

Solar supervises reporting standards and owner visibility. The daily operator provides operational data, while Solar reviews whether the reporting is complete and useful for the owner.

What is the minimum rental period?

We offer both short-term (from 1 night) and long-term (monthly/yearly) rentals depending on the property. Monthly rentals start from $1,000.

What's included in the rental price?

Standard inclusions vary by property but typically include: furnished accommodation, weekly cleaning, pool maintenance, garden care, WiFi, and basic utilities. Air conditioning electricity is usually metered separately.

Is a deposit required?

Yes, typically 1 month's rent for long-term rentals or a security deposit for short-term stays, refundable upon check-out subject to property condition.

Can I view the villa before renting?

Absolutely. We arrange property viewings at your convenience. For international clients, we provide video tours and detailed photo galleries.

Do you allow pets?

Pet policies vary by property. Please let us know your requirements and we'll match you with pet-friendly villas.

What should I check before a sublease investment?

Check the lease parties, operator, payment flow, maintenance approval process, exit clause, licensing and realistic rental assumptions before discussing capital.

What returns can I expect?

Returns vary by property, location, operator quality, seasonality and legal structure. Historical Solar results are useful benchmarks, not current guarantees.

Is this investment legal for foreigners?

Lease and ownership structures can be legal for foreigners when documented correctly, but this must be checked with qualified Indonesian legal and tax professionals before payment.

What are the risks?

Key risks include occupancy fluctuations, property damage, regulatory changes, operator quality, reporting opacity and market conditions. Solar reduces these through operator selection, reporting standards, maintenance approval rules and owner-side supervision.

How do I receive my income?

Payment flow, payout timing and tax documentation are defined in the property agreement and operator setup. Solar helps owners check statements, expenses and payout logic before relying on projections.
