For villa owners, our management fee is 20% of rental income. This covers full-service management including OTA marketing, housekeeping, maintenance, guest management, and monthly reporting. For the sublease model, we take 40% of rental revenue.

What areas in Bali do you cover?

We operate across all major tourist areas in Bali including Canggu, Seminyak, Ubud, Uluwatu, Sanur, Jimbaran, Nusa Dua, and Kuta. Our portfolio is concentrated in Ubud and surrounding areas.

How do you achieve 80%+ occupancy?

We list properties on all major OTAs (Airbnb, Booking.com, Agoda, VRBO), optimize listings with professional photography and dynamic pricing, manage reviews, and run targeted marketing campaigns.

What's included in your management service?

Full service includes: OTA listing management, professional photography, dynamic pricing, housekeeping (5-star hotel standard), pool and garden maintenance, 24/7 security, guest check-in/check-out, concierge services, monthly financial reports, and tax handling.

What is the minimum contract period?

We typically work with minimum 1-year management agreements. For the sublease investment model, agreements are 2-5 years.

How often do I receive reports?

You receive detailed monthly financial reports including revenue, expenses, occupancy rates, and net profit. All documentation is transparent and accessible.

What is the minimum rental period?

We offer both short-term (from 1 night) and long-term (monthly/yearly) rentals depending on the property. Monthly rentals start from $1,000.

What's included in the rental price?

Standard inclusions vary by property but typically include: furnished accommodation, weekly cleaning, pool maintenance, garden care, WiFi, and basic utilities. Air conditioning electricity is usually metered separately.

Is a deposit required?

Yes, typically 1 month's rent for long-term rentals or a security deposit for short-term stays, refundable upon check-out subject to property condition.

Can I view the villa before renting?

Absolutely. We arrange property viewings at your convenience. For international clients, we provide video tours and detailed photo galleries.

Do you allow pets?

Pet policies vary by property. Please let us know your requirements and we'll match you with pet-friendly villas.

What is the minimum investment for the sublease model?

The minimum depends on the property — typically starting from $15,000-25,000 for a 2-year prepaid lease on a 1-2 bedroom villa.

What returns can I expect?

Returns vary by property and location. Our portfolio has achieved 33-85% annual returns. The sublease model typically yields 20%+ annually, with the owner model providing stable returns on your own property.

Is this investment legal for foreigners?

Yes. In the sublease model, you sign a lease agreement (not property purchase), which is fully legal for foreigners in Indonesia. For property purchase, we advise on legal structures including PT PMA.

What are the risks?

Key risks include occupancy fluctuations, property damage, regulatory changes, and market conditions. We mitigate these through diversified marketing, insurance requirements, and professional property maintenance.

How do I receive my income?

Income is paid monthly via bank transfer to any international account. We handle all local tax obligations and provide documentation for your home country tax reporting.
